Real Estate

Kensington Investment Company is a Utah residential and commercial real estate property owner, developer, and manager. The company’s strategy focuses on long-term hold-and-improvement with a strong focus on service excellence — and on investing in the neighborhoods where our foundations operate. Our property management team prides itself on its 90% service excellence ratings as reported through tenant surveys and is committed to superior maintenance and work-order response.

We are also committed to sustainable construction through environmentally responsible practices. In designing and renovating buildings, we adhere to LEED (Leadership in Energy & Environmental Design) guidelines from the U.S. Green Building Council, including the installation of energy-efficient heating and appliances. For example, the Kensington in Boston, MA, was LEED Gold certified in 2014 — the second-highest level of certification achievable. Additionally, the Alnoba event and leadership center in New Hampshire was the first building of its type to achieve Passive House Standards certification in the Northeast. It uses 75-90% less energy than regular standard construction for similarly designed buildings and serves as a model for unrivaled environmental stewardship.

Below is a summary of properties owned and operated by Kensington Investment Company.

311 South State Street

Built in 1979, and acquired by Kensington Investment in May 2019 this 37,000-square-foot, four-story office and retail building is located at the corner of 300 South and State Street in Salt Lake City’s Central Business District. Recent renovations include new restrooms on all four levels, common space hallways receiving new paint and carpet, HVAC controls, and elevator facelifts. Capital plans for the remainder of 2019 include lobby renovations with new paint and a directory. Included in the capital plans will be demolition on the fourth floor to make it one contiguous suite for a full floor tenant.

Retail: Brighton Bank

1500 Kearns

Built in 1973, and acquired by Kensington Investment in February 2019, this 49,000-square-foot property consists of office and retail space located on one of Park City’s main thoroughfares. Recent capital improvement includes a new roof installation, common space carpet, tile, and paint. With renovations to the Sky Bridge and Parking Garage forthcoming. Recently, 1500 Kearns was selected as the new home for the Sundance Film Institute.

75 East 200 South


Pending Development Site

Located in the heart of downtown Salt Lake City, this 0.69 acre parcel, purchased in February 2018, is currently occupied by a standalone Carl’s Jr. Restaurant.  This parcel is zoned D-1, maximum density with a minimum height of 100 feet; thereby offering a future high-rise tower development opportunity.

1796 Prospector Ave

Owned in partnership with Szwarcbard-Marian Co. Ltd., this project consists of the new construction of a 187,000-gross-square-foot (gsf) medical office building with eight floors above ground and a basement and three floors of parking and storage below ground. Roughly 83,000 gsf are dedicated to medical office use and 88,000 gsf to 177 parking spaces and storage. The base building project was completed at the end of 2014 and is in lease-up.

1912 & 1960 Sidewinder Drive

Built in 1910, this 82,000-square-foot, five-story, mixed-use office and retail building is located at the corner of Newbury Street and Massachusetts Avenue at the western edge of Boston’s Back Bay. The building underwent repositioning in 2014-2015, which consisted of large-scale improvements to both the infrastructure and mechanical systems; upscaling of the lobby from both a functional and aesthetic standpoint; opening up floors to appeal to larger, professional tenants; and renovation of all common areas, including bathrooms, hallways, and elevators. The result of the mechanical improvements produced 5% improved efficiency in cooling seasons and 20% improved efficiency for heating-season utility costs.

1791 Prospector

In May of 2019, KIC Boston broke ground on "Ascent at 1791" a Mixed Use Development in Park City, Utah. Designed by Elliott Workgroup and built by R&O Construction. With two three-story buildings featuring 20 rental apartments that are complemented by an 8000sf commercial building offering 2,200 SF of street level retail space. Upon completion, there will be 13 one-bedroom, six two-bedroom, and one three-bedroom units, as well as 24 underground parking stalls.

This green project is being built to meet LEED Gold standards, with solar panels, efficient mechanical and electrical systems, and is being built using an innovative Cross Laminated Timber system. A first for Utah. Additionally, the project is designed to incorporate walkability and quality of life, with close proximity to free bus transportation and a direct connection to the historic "Rail Trail" trail system.
